What this tool includes
The model uses published Tulsa-area installed ranges checked in September 2026. It is a regional planning reference, not a measured average of Okmulgee bids.
Known roof surface area is priced directly. The footprint setting accounts for roof slope; it does not treat the combined floor area of a two-story home as its roof footprint. Keep the example if you do not know the measurements.
The material choice changes the budget. Complex valleys, height, access, damaged decking and the final scope can place a real proposal outside the displayed range. The inspection and roof measurements establish the actual project.
What moves the actual project total

A repair is a different scope
A localized roof repair is not a small percentage of a replacement by default. Access, investigation and the type of failed component matter more than the number of shingles visible from the yard.
This tool does not price a commercial membrane roof, a structural rebuild or an insurance settlement. Those questions need their own scope. A free inspection is the practical way to establish what work belongs in the project.
Roof Cost FAQs
Should I enter the size of my two-story house?
Not as the roof footprint. Total living space includes both floors. Use a roof area or footprint you already know, or keep the example until roof measurements are available.
Why does a pitch change the footprint result?
A sloping surface covers more area than its horizontal footprint. The tool makes that conversion. A known measured roof surface is already the roofing area, so its cost does not increase again for slope.
Are these guaranteed Okmulgee prices?
No. They are published Tulsa-region reference ranges checked in September 2026. An actual proposal depends on the roof and project scope, and can fall outside the example.
Can the calculator tell me whether insurance will pay?
